Painting is the cheapest way to change how a house feels, and the easiest place to receive a quote that is not comparable to any other quote you have. The number on the page depends almost entirely on how much preparation is inside it β and preparation is the part almost nobody itemises.
The per-square-foot numbers
Published 2026 data puts interior painting at roughly $2 to $6 per square foot of floor area for walls only, averaging near $2.75. Add trim and ceilings and the figure rises to about $4.70 per square foot. Exterior painting runs about $1.50 to $4.40 per square foot of wall area, with a whole-house average near $3,200.
Those ranges are wide for a reason. Painting is roughly 70 percent labour, and labour is preparation. Two quotes for the same house can be twenty hours apart in real scope while both say nothing more specific than 'paint the exterior'.

The lead rule, which applies to most houses around here
If your house was built before 1978, federal law applies. The EPA's Renovation, Repair and Painting rule requires the contractor to be certified, to use contained work practices, to follow specific cleanup and disposal procedures, and to hand you the EPA's 'Renovate Right' pamphlet before work begins.
Massachusetts is not an EPA-authorised state for that programme, which means the EPA administers the rule here directly. A contractor who waves it away because 'it's only painting' is wrong: sanding, scraping and disturbing painted surfaces is precisely what the rule covers.
Practically, it costs money β containment, HEPA vacuums, waste disposal and time. A pre-1978 exterior prepared properly will not be the cheapest quote you get, and it should not be. The cheap quote is usually cheap because somebody is skipping this.
Why New England eats exterior paint
The climate here is unusually hard on coatings, and it fails them in specific, predictable ways. What makes an exterior paint job actually last goes deeper, but four things drive most of it.
- The application window. Most exterior coatings need surface and air temperatures above roughly 50Β°F with falling humidity. In practice that is late April to mid-October here, and the good crews are booked solid inside it.
- Dew point, not just temperature. A warm October afternoon that reaches dew point by five o'clock will ruin a fresh coat overnight.
- Freeze-thaw. Water that gets behind a coating in November expands in January. This is why paint here fails in sheets on north elevations rather than fading evenly.
- Sun. South and west faces take roughly twice the UV load. Expect them to need attention first β that is normal, not a defect in the work.
What preparation actually means in a quote
Ask every contractor to itemise scraping and priming as separate lines. If all three quotes say only 'prep as needed', you have three prices for three different jobs and no way to compare them β which is exactly how a painting budget goes over. These are the five lines that should be there.
- Wash. Pressure or hand wash to remove chalking and mildew. Non-negotiable, and rarely where quotes differ.
- Scrape and sand. This is where quotes diverge. 'Spot scrape' and 'scrape to sound substrate' are different jobs by an order of magnitude.
- Caulk and fill. Every joint, or only the failed ones. Ask which, because it changes the hours substantially.
- Prime. Spot-priming bare wood versus full priming. On cedar, and on any significant colour change, full prime is what makes the finish last.
- Coats. Two coats of finish is the standard. One coat over a colour change will telegraph within a year.
When painting is the wrong answer
Paint that fails repeatedly in the same place is not a paint problem. It is water arriving from somewhere β failed flashing, a gutter overshooting, or siding that has been holding moisture for years. Recoating that wall buys you two summers and no more. Here are the signs it is the siding, not the paint.
On cedar or clapboard that has cupped, split or lost its integrity from the back, the honest comparison is a repaint every five years against replacing the siding once. Run both numbers before committing β what siding replacement costs here has the figures.
Interior is a different story. Interior paint almost never fails for structural reasons, and a good interior repaint remains one of the best returns per dollar in remodeling β it is on our list of the remodels that add the most value.
Painting inside a larger remodel
Sequence matters. Painting goes after drywall and trim and before final flooring and fixtures. Doing it out of order means paying for it twice, which is one of the more avoidable ways a remodel schedule slips.
If you are painting the whole interior, doing it while the house is empty β between closing and moving in, or during a larger renovation β is meaningfully cheaper than painting around furniture.
